Under the new health care bill - there is a provision to tax &lt;b&gt;all real estate transactions at a 3.8% Sales Tax?&lt;/b&gt; Yes, I said all real estate. 

The bulk of these new taxes don't kick in until 2013 (presumably after Obama's re-election).  

You can thank Nancy, Harry and our President and your local Democrat Congressman for this one. 

Here is their plan:

If you were to sell a $400,000 home, this real estate tax will result in a $15,200 health care tax, on top of the Realtor commissions, closing costs, etc.  

This part of the health care bill is set to screw the retiring generation who often downsize their homes. Is this Hope &amp; Change great or what?  Does this stuff make you wonder what they are thinking or smoking.

Oh, you weren't aware this was in the Obamacare bill? Guess what, you aren't alone. There are more than a &lt;u&gt;few members of Congress&lt;/u&gt; that weren't aware of it either, including many democrats (result of clandestine midnight voting for huge bills they've never read). Please urge your clients and any others to continue to contact their congressman and senators about this.

AND, there are a few other surprises lurking.

Why am I sending you this?  The same reason I hope you forward this to your clients and any other individuals you visit with.

People have the right to know the truth about what is really in this bill. 

How will they impact you as a sales person?  Think about it..Less disposable income which means less dollars for people to help themselves. 

I am not trying to get into politics here, but this impacts our profession and our professional future and I wanted to make you all aware of this.

    <title>What is the difference between Concept selling and Product selling?</title>

Insurance agents that use the concept selling method will have a much easier time marketing their products.

&lt;span style=&quot;background-color: #FFFF99&quot;&gt;  So what is the big difference in concept selling verses product selling?&lt;/span&gt;&lt;/p&gt;

The number one thing in concept selling is it that it creates a form of communication that gets the prospects attention.  You are communicating &lt;u&gt;an idea&lt;/u&gt; that makes more sense to them.  Lets look at the two contrasting examples:


&lt;b&gt;&lt;u&gt;(Example # 1: The basic product selling approach&lt;/u&gt;&lt;/b&gt;

&quot;Mr. prospect, can you see how this $200,000, life insurance policy will provide the money to pay your estate tax and the premium is only $2700 per year.&quot;  

(What did your prospect actually hear you say? -- Life Insurance - a $2,700 year payment)

                 OR

		


&lt;b&gt;&lt;u&gt;(Example # 2: The concept selling  approach)&lt;/u&gt; &lt;/b&gt;

Mr. Prospect, I would like to show a unique estate planning idea. I call it the wealth protector plan .

This wealth protector plan lets successful people like you pay a small amount equal to the interest on the $200,000 that your heirs will need to pay for your estate tax ‘s when you die, and when you die, unlike a bank, your heirs will never have to pay back the $200,000.  

Additionally, if you ever need to borrow some of that interest while your setting it aside during your lifetime, we can also do that.  Mr. prospect, Is this a idea and a concept that you think is worthwhile investigating/getting started so that you  can help keep your estate intact for your heirs.   

&lt;b&gt;What did the prospect hear in this concept approach? &lt;/b&gt;

That he was successful person, an easy way to create a fund to pay his estate tax, and only having to pay a small amount of interest each year, with the option that he can possibly borrow back some of that money, and an easy way to keep his estate intact.) 

&lt;b&gt;And more importantly,&lt;u&gt;what did you hear?&lt;/u&gt;&lt;/b&gt;

    <description>People buy what they want, not what they need. Until an insurance agent accepts the reality of this statement, they will continue to struggle when it comes to closing sales.

Yes, we know that you know, they need it. You showed them why they need it and they even agreed they need it, but they did not buy.&lt;b&gt;Why?&lt;/b&gt;

We also know that you will go back to the office and tell your manager about the interview. You will tell him that you can't understand how your client can be so stupid, when they even agreed with you that they should buy the policy that you showed them, but still did not sign on the dotted line. &lt;b&gt;Why?&lt;/b&gt;

The answer is really simple,(people buy what they want, not what they need.)

And until you, as an insurance salesperson, can accept that and &lt;b&gt;learn how to create a want&lt;/b&gt; on top of the need, you will continue to loose a lot of sales.

I remember trying to recruit a young  man in my early days of agency building. He would have been pretty good, but when it came to the part of working evenings, he told me playing softball in the evening was more important, and he elected not to come on board. His wants,at that time, were more important than making more money and developing a career. 

It took me a number of years to realize that fact. When I accepted it, I then started to create ways to make people want insurance.

One approach I used was the: &lt;u&gt;How rich you will be concept.&lt;/u&gt;-&quot;I would tell people that it is a known fact (which it is) that a persons success in life seems to be determined by the amount of life insurance they own.&quot; 

The first time I used that concept, the guy bought a million dollar term policy from me.

    <description>&lt;b&gt;Sometimes, if we want to get better, we need to do a little improvising in what we do.&lt;/B&gt; 

One of the more successful concept's I use to promote in our agency was the &lt;b&gt;buddy system&lt;/B&gt;.  

This is when I observed a new or existing agent having problems making phone calls, getting appointments or closing sales. 

The buddy system is a form of synergy.

Synergy is the interaction of two or more agents or forces so that their combined effect is greater than the sum of their individual effects.

&lt;b&gt;As an example&lt;/B&gt;, if a person is good at phone calling and setting appointments, and is not very good at running interviews or is a poor closer, then finding a buddy to work with, that has similar opposite traits could be a fantastic short term marriage for a while, and it can help both agents get back on track. 

The buddy system is when two agents work as buddies for a while, as a team. 

&lt;b&gt;What can the buddy system do?&lt;/B&gt; &lt;u&gt;It forces each of them to meet whatever minimum goals they establish among themselves a team.&lt;/u&gt;

As an example, &lt;B&gt;they will agree&lt;/B&gt; to meet on Sunday evening at the office to make phone calls, or agree they will have at least 8 team appointments set up by Monday Noon that we can run for the upcoming week.

&lt;b&gt;It works.&lt;/b&gt; You just need to find someone that is looking for that extra motivation, or having a rough time,  whether your just new to the business or not.

Commitments and goals are always easier to achieve, if you actually have to  tell them to someone else, or you have to answer to someone.

And this is just one of the many TAX SURPRISES you will eventually find out about, after the fact.
 
So, this is &quot;change you can believe in&quot;?

Under the new health care bill - there is a provision to tax &lt;b&gt;all real estate transactions at a 3.8% Sales Tax?&lt;/b&gt; Yes, I said all real estate. 

The bulk of these new taxes don't kick in until 2013 (presumably after Obama's re-election).  

You can thank Nancy, Harry and our President and your local Democrat Congressman for this one. 

Here is their plan:

If you were to sell a $400,000 home, this real estate tax will result in a $15,200 health care tax, on top of the Realtor commissions, closing costs, etc.  

This part of the health care bill is set to screw the retiring generation who often downsize their homes. Is this Hope &amp; Change great or what?  Does this stuff make you wonder what they are thinking or smoking.

Oh, you weren't aware this was in the Obamacare bill? Guess what, you aren't alone. There are more than a &lt;u&gt;few members of Congress&lt;/u&gt; that weren't aware of it either, including many democrats (result of clandestine midnight voting for huge bills they've never read). Please urge your clients and any others to continue to contact their congressman and senators about this.

AND, there are a few other surprises lurking.

Why am I sending you this?  The same reason I hope you forward this to your clients and any other individuals you visit with.

People have the right to know the truth about what is really in this bill. 

How will they impact you as a sales person?  Think about it..Less disposable income which means less dollars for people to help themselves. 

I am not trying to get into politics here, but this impacts our profession and our professional future and I wanted to make you all aware of this.

    <title>Where are all the life insurance agents?</title>

    <description>I recently heard some &lt;b&gt;disturbing news&lt;/b&gt; on the radio the other day. The latest study about life insurance ownership says that &lt;b&gt;over 1/3 of all U.S. households do not have Life Insurance today.&lt;/b&gt; 

I am wondering what may be the reason for this low number!  One of the most important aspects of being a good life insurance agent is helping people find the money to buy life insurance. How do we do that? In many cases, when people told me they could not afford the premium, I would then take the time and &lt;b&gt;review their spending habits or work over a budget&lt;/b&gt; with them to see if I could help them locate the funds. In 70% or more of the times, I was able to get them started with some type of inexpensive coverage and make them a client. 

Most agents feel that if they can't sell someone a high commission premium, they walk away from the client. &lt;b&gt;That is amateur thinking.&lt;/b&gt; Most of my bigger sales in life insurance eventually were made to clients that I cultivated and grew up with over the years.
